A mineral ownership report should trace recorded conveyances, reservations, probate transfers and other title instruments by tract and county. State unresolved gaps and assumptions expressly; an ownership report is not necessarily a legal title opinion.

Begin with an exact tract description

Record state, county, township, range, section, aliquot or lot designation, gross acres and any described depths or formations. Identify whether the project concerns the entire fee mineral estate, a nonparticipating royalty, executive rights, a term mineral interest or another interest. Name the source and date of every property description.

Build the chain from source documents

Find the original patent or other root of title when relevant; search county-clerk indices and retrieve the actual deeds, mineral reservations, probate decrees, trust conveyances, assignments, releases and correction instruments. BLM’s General Land Office collection assists with federal original conveyances and surveys, but a patent alone does not establish today’s private mineral chain.

Separate federal land status from private title

A tract with historic federal title may still involve retained or later-acquired federal minerals. Use the BLM Master Title Plat and Mineral & Land Records System for federal land or lease questions; examine county records for the private chain. Do not infer from surface ownership that mineral ownership is identical.

Recommended mineral-ownership report format

Begin with tract legal description, date-through and geographic scope. Then list source instruments in chronological order, including book/page or instrument number, effective and recording dates, grantor/grantee, granting and reservation text, minerals and depths, gross acres, calculated undivided fraction and comments. Follow with a summary ownership table and separately numbered unresolved requirements.

A worked fractional example

Assume record evidence shows A owned all minerals in 80 acres; A conveyed an undivided one-half mineral interest to B, subject to verification of the entire chain and any prior severances. The preliminary table might show A 1/2 and B 1/2 of the minerals, or 40 net mineral acres each. That calculation says nothing about lease royalty, unit acreage, conflicting reservations, liens or production decimal.

Distinguish reported fact from legal interpretation

Mark each record as obtained, not obtained, or contradicted. A recorded ‘all minerals’ clause may be legally limited by the grantor’s actual title; an ambiguous reservation, unrecorded heirship issue or instrument that conflicts with prior deeds may require counsel. State what the search did not cover, including courthouse date-through, title origin, tax roll limitations and unrecorded rights.

Owner and fiduciary workflow

Gather all deeds and probate papers, prepare a dated instrument log and ownership fraction chart, compare the resulting fractions to operator statements, and seek a qualified title opinion when interests are contested or a material transfer is proposed. Preserve scanned originals, citations and the assumptions under which a landman calculated fractions.

Official research sources

BLM — General Land Office Records and Master Title Plats; BLM — Mineral & Land Records System Reports; Wyoming Legislature; relevant Wyoming county clerk recorded instruments. Current title and possession require additional evidence beyond original federal patents.

Sources and scope

This guide provides general education. Verify effective dates and the application of authorities to the particular facts. Consult the linked official sources and the original deeds, leases, orders and other records before acting. Browsing this guide or sending an inquiry does not create a professional engagement; services require a separate written agreement. An ownership or leasehold research report records the scope and apparent interests; it does not resolve contested legal title.

Research verification: Identify each recorded conveyance, mineral reservation, and probate transfer before preparing an ownership report. Document unresolved gaps and verify the source records.
