Editorial update: October 16, 2026. General educational information.
A leasehold status report should reconcile original leases, amendments, assignments, releases, acreage, depth restrictions and production or shut-in facts. Identify unresolved maintenance questions and establish the effective record-search date.
What belongs in the lease schedule
List original lease lessor and lessee, execution and recording dates, source reference, lease number, legal description, acreage, primary term, bonus/royalty when relevant, paid-up or rental provisions, shut-in and cessation clauses, extension options, pooling authority, continuous-development clauses, depth severances and retained-acreage provisions.
Trace assignments and burdens
Record each assignment or sublease by source instrument, assigned lease or tract, depths, gross working-interest percentage, royalty and overriding royalty burdens, retained rights, effective date, and whether a release or reassignment has been found. Distinguish the record titleholder from the operator in charge of drilling or paying royalties.
Evaluate maintenance facts rather than assuming continuation
A recorded lease with a historical expiration date may be maintained by actual production or other specified conditions; it may also have expired despite no recorded release. Verify the precise secondary-term clauses, any shut-in payments, drilling activity, unit commitment and relevant production evidence. Some underlying facts are private and cannot be proved by a county index or well database alone.
Federal and Wyoming state leases
For federal leases, obtain the BLM serial number and review official MLRS case actions, serial register reports and approved assignments. A federal record-title transfer or operating-rights transfer may require approval distinct from county recording. For Wyoming state lands, obtain the administering state agency’s own lease and assignment files. Do not apply private fee-lease assumptions to agency leases.
Illustrative status row
A sample entry might read: LEASE-001; Section 12, TxxN–RyyW; 80 gross acres; primary term through a stated date; 3/16 royalty; depth clause attached; assignment from lessee A to B recorded as Instrument 12345; status ‘claimed held by production — not verified’; open requirements: source production records, unit dedication and unrecorded amendments. This is a fictional report entry, not an actual lease.
Reporting exceptions and curative
Document missing executed documents, conflicting assignment fractions, superseded lessee names, gaps in entity authority, depth or retained-acreage uncertainty, unreleased interests, incomplete agency approvals and competing unit claims. Identify which assumptions require legal review rather than silently treating every scheduled lease as valid.
Owner workflow
Ask for a complete lease copy and memoranda; obtain assignment instruments and releases; inspect production and WOGCC unit orders for relevant wells; check government lease records where appropriate; and get qualified legal review before asserting termination, signing a ratification or tendering an acreage interest.

Sources and scope
This guide provides general education. Verify effective dates and the application of authorities to the particular facts. Consult the linked official sources and the original deeds, leases, orders and other records before acting. Browsing this guide or sending an inquiry does not create a professional engagement; services require a separate written agreement. An ownership or leasehold research report records the scope and apparent interests; it does not resolve contested legal title.
Leasehold report verification: Confirm each lease, amendment, assignment, release, retained interest, depth restriction and acreage description from the controlling documents. Flag any unresolved lease-maintenance question.
