Editorial update: October 16, 2026. General educational information.
Mineral ownership fractions, lease royalty, net revenue interest and unit participation are different quantities. Document the source of each fraction and reconcile calculations to recorded instruments, unit allocations and division orders before relying on a payor decimal.
Separate ownership inputs
Determine tract acres, undivided mineral ownership, royalty fraction, participating unit acreage or tract factor, and whether the interest is restricted by depth, formation, term or product. Do not assume every well in a large mapped unit allocates production in the same manner.
Illustrative unit decimal
Assume 80 participating acres in a 640-acre proportionate unit, 1/2 of the minerals and a 3/16 lease royalty. The simplified payment decimal is (80 ÷ 640) × (1 ÷ 2) × (3 ÷ 16) = 0.01171875, or 1.171875% of unit revenue before other adjustments. This is an educational example, not a legal conclusion about a particular Wyoming unit.
Successive inheritance
If a decedent held one-half of minerals in a tract and equally distributed that interest to two heirs, each may own one-quarter of the tract minerals, subject to the will, deeds, probate record and any other governing facts. The operator’s recorded owner number is not a substitute for the chain establishing that result.
Common exceptions
A nonparticipating royalty, proportionate-reduction clause, multi-tract horizontal allocation, lease burden or depth-limited assignment can change the arithmetic. A drilled well’s location alone does not determine the owner decimal; inspect the actual unit and allocation instruments.
Compare a division order
Request the payor’s effective date, tract factor, owner fraction, lease royalty, unit acres, well and formation. Recalculate independently and preserve discrepancies. Wyoming § 30-5-305(a) limits a division order’s ability to amend a lease or other agreement; nonetheless the owner must verify title to resolve any decimal error.
Owner workpaper
Maintain one source-linked row for each deed fraction, lease interest, unit instrument, well, formation, payee and calculation. Keep exact fractions until the final decimal stage. Retain checkstubs before and after any changed royalty decimal.
Official source
Wyoming statutes, § 30-5-305; WOGCC well and unit records; underlying deeds, leases and division-order title examination materials.
Sources and scope
This guide provides general education. Verify effective dates and the application of authorities to the particular facts. Consult the linked official sources and the original deeds, leases, orders and other records before acting. Browsing this guide or sending an inquiry does not create a professional engagement; services require a separate written agreement.
Fractional-interest verification: Separate mineral ownership, executive rights, royalty interest, lease royalty rate, net revenue interest, and unit participation. Show the chain of fractions and assumptions for each calculation and reconcile against recorded instruments and division-order decimals. Rounding or an operator checkstub should not override the actual ownership documents.
